The Lofts at Hollywood and Vine Continue to Charm

The Lofts at Hollywood & Vine

The Lofts at Hollywood and Vine has been one of my favorite condo projects in Hollywood for quite some time. The Lofts at Hollywood & Vine reside in the historical Equitable Building, a gothic-deco commercial tower built in 1929 on the northeast corner of Hollywood Blvd. & Vine St. and designed by Aleck Curlett. Palisades Development converted the building into condos right around the time the market crashed. Since then, pricing on the 60-unit building has been drastically reduced, by up to 60% on some units. Nevertheless, the Lofts at Hollywood and Vine are finally nearly sold out, with only four units remaining listed on the MLS as of August 11, 2010.

What I love about the Lofts at Hollywood & Vine are the open, breezy floor plans, the industrial, modern feel of the loft spaces and the spectacular views of Hollywood and beyond. The open, interpretive kitchens boast Viking stainless steel appliances while the bathrooms are outfitted with Ann Saks tile and ultra sleek fixtures and finishes. The builder is now offering 'close-out incentives' at the Lofts at Hollywood & Vine so you may be able to get a better bargain, and the building now comes with 24-hour valet service. The parking for the Lofts at Hollywood & Vine is kind of a nightmare, since the only solution for lack of parking space was to develop a hydraulics-driven stack parking lot on one side of the building. You're going to pay for that 24-hour valet service and building security, however, in your $1,000/month HOA dues. Ouch! I will also warn that in order for the building to maintain its standing on the National Register of Historic Places, the builder had no other choice but to leave the original windows in tact. This means that insulation and sound attenuation issues in this building can be a problem. As I mentioned, I really love the Lofts at Hollywood & Vine, but just know that when the nightclubs and restaurants below are thumping into the wee hours, you're going to be joining the party, whether you want to or not. That said, the rooftop garden and deck is a nice amenity (no pool here), and a great place to watch the sun go down.
